Builders, councils, community housing providers and childcare operators in South Australia need buildings in Adelaide’s new estates and in regional centres such as Whyalla, Mount Gambier, Murray Bridge and the Riverland. Regional towns struggle to keep trades on one job for long, and that is where most delays start. EcoPrestige supplies engineered structural steel volumetric modules, built and inspected in an offsite factory, for an SA builder to install.
What transportable means in South Australia
In industry use, a transportable building is finished offsite and moved to site on a truck in one or more pieces. It is permanent or relocatable depending on its footings and approvals. A permanent transportable building needs approval like any other building. See our guide to modular vs portable vs transportable buildings if your funder or council uses the terms differently.
Why modular fits South Australia
The Premier of South Australia announced in 2025 that Renewal SA’s Regional Key Worker Housing Scheme includes a prefab tender and a modular pilot. That puts offsite construction inside a state program aimed at the teachers, nurses and police regional towns struggle to house. Councils and providers looking at similar work can use our guide for regional councils to scope it.
National funding is also in play. Housing Australia Future Fund Round 3 opened on 30 Jan 2026 for the remaining 21,350 of 40,000 social and affordable homes due by 2029. The Sector reported on 8 Oct 2026 that the Building Early Education Fund includes new centres in childcare deserts, with more grants to come. Our modular childcare centre questions page covers what operators should ask first.
What EcoPrestige supplies
- Structural steel volumetric modules, with the frame fabricated and inspected in the offsite factory by the project engineer.
- Module types for homes, typically Class 1a; key worker units and motels, typically Class 3; childcare, typically Class 9b; and offices, typically Class 5, each confirmed by your building surveyor.
- Repeatable module types for staged programs across several towns.
- A supply price quoted for your site, once access, footings and use are known.
What does not fit
Not every SA site suits modules. Adelaide character areas that need a site-built front to the street, narrow lots with no crane position, and reactive clay sites where the engineer calls for an unusual footing system can push the job back to traditional construction. Large childcare centres with wide open playrooms may need site-built structure for part of the building. EcoPrestige is not a builder. A licensed SA builder carries the head contract and the site.
The South Australian approval path
EcoPrestige coordinates the module design with your consultants; permit drawings are issued by the registered or licensed practitioner the state requires. Development approval runs through PlanSA and covers planning consent and building consent. Building rules assessment is carried out by the council or a private building certifier, who also inspects and signs off the work. The certifier certifies, not the supplier. Our page on approvals and inspections for modular buildings explains how factory records support this.
The programme
Factory and site work run in parallel. While planning and building consent are processed and the builder prepares the footings and connections, the modules are fabricated and inspected in the factory. On a multi-town program, the factory can work through one town’s modules while another town’s footings are poured, so time on each site is shorter.
What to send us
- 1. The site address, or the list of towns for a program.
- 2. The use, the number of homes or children, and the expected NCC class.
- 3. Any concept plans, survey or soil report.
- 4. The funding program you are working under, if any.
- 5. Your builder and the target occupancy date.
