EcoPrestige | Structural Steel Modular Buildings for Australian Builders

Supply-Only Modular for Builders: You Keep the Head Contract 2026

You are a builder anywhere in Australia with a job that suits modules: a block of units, a set of cabins, a site office or a classroom. You want the speed of offsite construction, but you do not want to hand your client, your site or your margin to someone else. EcoPrestige supply-only is built for that. You keep the head contract, the site and the client relationship. We supply engineered structural steel volumetric modules, built and inspected in an offsite factory, with a documentation pack your surveyor and engineer can work from.

Why supply-only fits builders

Supply-only lets you bid modular work without a new subcontract chain. You run the site the way you run every job. The structure, linings and fit-off for each module arrive done, so your trades work on footings, services and connections instead of framing in place. NCC class depends on use: offices are typically Class 5, motels and student housing Class 3, and site offices and sheds Class 5 or 10a, each confirmed by your building surveyor. Our modular construction supplier page for builders sets out how we work with builders across each state.

What EcoPrestige supplies: factory scope and site scope

Factory scope (EcoPrestige)

  • Structural steel module frames, fabricated and welded to the engineer’s details.
  • Floor, wall and roof build-up to the agreed specification.
  • Services rough-in within each module, then linings and internal finishes as agreed.
  • Wet area waterproofing and tiling where included in the supply.
  • Factory inspection records, packing and loading for delivery.

Site scope (the builder)

  • Permits, the head contract and site management.
  • Footings or slab, set out to the module connection plan.
  • Site services up to each module connection point.
  • Access, hardstand, the crane and the lift plan.
  • Module-to-module and module-to-footing connections, weatherproofing at joins and final finishes.

Connection details

The documentation shows how modules join to the footings and to each other. It covers holding-down points, module-to-module fixings, the structural load path, and where plumbing, drainage and electrical services cross from one module to the next or to the site network. Your engineer checks them against the footing design.

Delivery and lifting responsibilities

Who does what is written into the supply contract before production starts. As a rule, EcoPrestige provides the lifting points, module weights, lifting information and a delivery schedule. The builder provides site access, a crane pad, the crane, a lift plan, traffic management and a team to receive and set each module. Delivery dates are fixed against your site readiness, so modules do not arrive before the footings are ready.

Inspection hold points

Every module passes four hold points in the factory. Work does not move past a hold point until it is checked and recorded.

  • Frame and welding before linings. The steel frame and welds are inspected while still visible.
  • Services rough-in before close-up. Plumbing and electrical rough-in is checked before walls and ceilings are closed.
  • Waterproofing before tiling. Wet area membranes are inspected before tiles go down.
  • Final check before dispatch. Finishes, fixtures and the module’s paperwork are checked before it leaves the factory.

Your building surveyor and engineer can attend or review the records at each point. See building permits and inspections for modular buildings.

What goes in the documentation pack

  • Module layout and connection drawings.
  • Structural details from the engineer for the frame and connections.
  • Hold point inspection records with photos for each module.
  • Materials and product data for linings, membranes and fixtures.
  • Lifting points, module weights and installation sequence.
  • Delivery schedule and a list of site connection items for the builder.

What does not fit

  • Sites with no truck or crane access to the set-down point.
  • Projects where the client wants the supplier to hold the head contract.
  • Designs that cannot be split into modules that fit on a truck.
  • Jobs where the footing design is locked before the module connection plan is known.

The approval path

In NSW, WA, SA, ACT and NT, EcoPrestige coordinates the module design with your consultants; permit drawings are issued by the registered or licensed practitioner the state requires. In Queensland, permit drawings are issued under a QBCC licensed building designer. In Tasmania, they are issued by a licensed Tasmanian building designer. In every state the building surveyor or certifier certifies the building. To bring us in before the drawings are fixed, use our early contractor involvement service.

The programme

Factory and site work run in parallel. While you pour footings and run services, the modules move through the hold points in the factory. Time on site is shorter.

What to send us

  • 1. Site address and access notes for trucks and a crane.
  • 2. The use of the building and expected NCC class.
  • 3. Drawings or a concept layout.
  • 4. The supply scope you want from us, and what stays with your trades.
  • 5. Your target date for modules on site.

Who arranges the crane?
The builder provides the crane, crane pad, lift plan and site access. EcoPrestige provides lifting points, module weights and lifting information. The split is written into the supply contract.

What is in the documentation pack?
Module layout and connection drawings, structural details, hold point records with photos, product data, lifting information, the installation sequence and the delivery schedule.
