Victoria’s logistics and light manufacturing footprint is concentrated along Melbourne’s western and northern growth corridors, where new distribution and freight facilities are among the more resilient development categories in the current market. Every one of these projects needs ancillary buildings: site offices, amenities, lunchrooms and guardhouses, regardless of who builds the main shed.
Where this applies in Victoria
Melbourne’s west (Truganina, Derrimut, Ravenhall) and north (Craigieburn, Somerton, Epping) carry the bulk of the state’s active logistics and freight development. EcoPrestige supplies the ancillary buildings on these sites from its Melbourne-based operation, within the standard 40km of Melbourne Port commercial rate zone for most of these locations.
What EcoPrestige supplies
- Site offices and administration buildings for the facility operator or builder
- Amenities and ablution blocks sized to shift patterns
- Lunchrooms and break-out rooms with compliant wet areas
- Guardhouses and gatehouses at site entries
- Control rooms for monitoring and dispatch functions
See our national guide to ancillary buildings for industrial and logistics sites for the full scope and FAQ.
What does not fit
EcoPrestige does not supply the warehouse or distribution shed itself. That is a large clear-span structure built as precast tilt panel or steel portal frame, outside our volumetric steel module system.
What applies commercially
Where a project is commercial use, 2,400mm ceiling height, and within 40km of Melbourne Port, EcoPrestige’s standard commercial supply rate applies, from $2,300/m2 plus GST. Projects outside those conditions, including sites beyond the 40km radius, are quoted individually.
Compliance path
Ancillary buildings on Victorian industrial sites are assessed under NCC Class 10a (non-habitable, e.g. a guardhouse) or Class 5 (office/amenities) depending on occupancy, with the same structural engineering, Regulation 126 certification and building surveyor inspection regime used on every EcoPrestige commercial project.
FAQ
Does EcoPrestige supply ancillary buildings for logistics sites in Melbourne’s west and north?
Yes, including Truganina, Derrimut, Ravenhall, Craigieburn, Somerton and Epping, among the most active logistics and freight development areas in the state.
Does EcoPrestige build the warehouse itself?
No. We supply the ancillary buildings around it: offices, amenities, lunchrooms, guardhouses and control rooms.
Does the $2,300/m2 commercial rate apply to a Victorian logistics site?
Where the project is commercial use, 2,400mm ceiling height, and within 40km of Melbourne Port. Sites outside that radius are quoted individually.
