A warehouse, distribution centre or light manufacturing shed is a large clear-span structure, built as precast tilt panel or steel portal frame. That is not what EcoPrestige supplies. What we do supply is everything habitable that sits around one: site offices, amenities and ablution blocks, lunchrooms, guardhouses, control rooms and short-term workforce accommodation on the same site.
Why this is a modular fit
Every industrial or logistics site, however large the main shed, needs a cluster of small habitable buildings for staff and visitors. These are standard room shapes, the same controlled factory production logic used on EcoPrestige’s childcare and office projects, just applied to a different client base: builders and developers delivering freight, logistics and light manufacturing facilities.
What EcoPrestige supplies on these sites
- Site offices and administration buildings — reception, meeting rooms, document storage, for the facility operator or the builder during the main shed’s construction.
- Amenities and ablution blocks — toilets, showers, change rooms sized to shift patterns.
- Lunchrooms and break-out rooms — compliant wet areas, kitchenette fitout, seating for shift numbers.
- Guardhouses and gatehouses — small, fast-to-install security buildings at site entries, sized for one to two staff with sightlines to the gate.
- Control rooms — services-heavy small buildings for monitoring and dispatch functions, built to the services load the operator specifies.
- Short-term workforce accommodation — where a logistics or manufacturing site needs on-site staff during ramp-up or shift-based operations.
What does not fit
EcoPrestige does not supply the warehouse, distribution shed or manufacturing hall itself. That is a large clear-span structure outside our volumetric steel module system. We do not compete with the head contractor building the shed. We supply the ancillary buildings around it.
What applies commercially
Where a project is commercial use, 2,400mm ceiling height, and within 40km of Melbourne Port, EcoPrestige’s standard commercial supply rate applies, from $2,300/m2 plus GST. A guardhouse or control room outside those three conditions is quoted individually, not scaled from that figure.
Compliance path
Ancillary buildings on industrial sites are typically assessed under NCC Class 10a (non-habitable, e.g. a small guardhouse) or Class 5 (office) depending on occupancy and use, confirmed with the project’s building surveyor. The same structural engineering, Regulation 126 certification and building surveyor inspection regime applies as on every EcoPrestige commercial project.
Why this matters for a developer right now
Industrial and logistics activity is forecast to rebound strongly over the medium term, and every one of those projects needs this ancillary scope regardless of who builds the main shed. A builder or developer delivering a logistics or light manufacturing facility gets the same programme certainty and factory QA advantage already proven on EcoPrestige’s childcare and commercial projects, applied to the site office, amenities and guardhouse scope specifically.
FAQ
Does EcoPrestige build the warehouse or distribution shed itself?
No. That is a large clear-span structure built as precast tilt panel or steel portal frame, outside our volumetric steel module system. We supply the ancillary buildings on the same site: offices, amenities, lunchrooms, guardhouses and control rooms.
Can EcoPrestige supply a guardhouse or gatehouse for a secured industrial site?
Yes, as a standalone small module, typically assessed under NCC Class 10a, sized to the gate and staffing the operator specifies.
Does the $2,300/m2 commercial rate apply to site ancillary buildings?
Only where the project is commercial use, 2,400mm ceiling height, and within 40km of Melbourne Port. Any project outside those conditions is quoted individually.
What NCC class applies to a lunchroom or amenities block on an industrial site?
Typically Class 5 or Class 9, confirmed with the client’s building surveyor depending on occupancy and use, the same certification path as every EcoPrestige commercial project.
