You already own the land. The backyard is sitting there doing nothing. A second dwelling turns it into a home for family or an income, without moving and without a knockdown rebuild. This is the EcoPrestige Unlock Your Backyard guide for Victorian homeowners.
The rule that changed everything
Since December 2023 many Victorian homeowners can build a small second dwelling up to 60 square metres with no planning permit, under VC253. A building permit is always required. Your block, overlays and setbacks still decide what fits, so we check each site first. Full detail here: small second dwelling Victoria rules.
The models
Three residential models, all structural steel modular, pre cladded, delivered and installed. Orchid, one bedroom, 42 square metres. Tulip, two bedroom, 59 square metres. Acacia, three bedroom, 84 square metres. See how the modular build works: modular granny flat Melbourne.
What it costs and how to fund it
We build to a fixed price contract, so the number is set before you commit. Ranges by model are here: granny flat cost Melbourne. Most homeowners fund the build with an equity top up or a small construction loan against that fixed price contract. How that works: how to finance a granny flat. EcoPrestige refers you to a broker. We do not give credit advice.
Where we build
We install across Melbourne and the growth corridors. Start with your suburb: Cranbourne, Frankston, Werribee, Melton, Pakenham, Hoppers Crossing.
Next step
Tell us your address and what you want the dwelling to do. We check the block, confirm what fits, and give you a fixed price. No obligation.
