How Much Does Modular Construction Cost?
EcoPrestige turnkey prebuilt modules start at $2,200 per square metre for fully finished interiors. This includes structural steel framing, internal wall and ceiling linings, electrical and plumbing rough-in, joinery, flooring, fixtures, and paint.
This is the supply cost of the modules themselves — the manufactured building product delivered to your site. Total project costs also include:
Builder scope (site-side): foundations, crane hire, services connections (sewer, water, electrical mains), external cladding and roofing (if not included in module scope), landscaping, and council requirements.
Professional fees: architectural design, structural engineering, building surveyor, and any specialist consultants.

The Modular Construction Process — Step by Step
Step 1: Design and Engineering
Every project starts with design. If you have architectural drawings, our engineering team reviews them for modular feasibility and prepares manufacturing documentation. If you’re starting from scratch, we can work from standard configurations adapted to your site and council requirements.
Engineering is done to Australian Standards under Australian engineering oversight. Structural calculations, services coordination, and compliance documentation are prepared before manufacturing begins. Nothing goes into production without signed-off engineering.
Step 2: Council Approval and Permits
Building permits and planning approvals follow the same process as traditional construction. Your building surveyor reviews the engineering documentation and issues the building permit. EcoPrestige provides all structural engineering certificates, compliance documentation, and evidence of suitability required by your surveyor.
Because engineering documentation is completed before manufacturing starts, the approval process can run in parallel with procurement — saving time in the overall program.
Step 3: Factory Manufacturing
Once engineering is finalised and manufacturing approval is given, modules are built in our controlled factory environment. Manufacturing follows a production line sequence: structural steel framing, floor and wall assembly, electrical and plumbing installation, insulation, internal linings, joinery, flooring, fixtures, and final paint.
Quality assurance inspections happen at staged intervals throughout manufacturing — not just at the end. Australian engineering oversight means specifications are checked against approved drawings at every critical stage. Modules are photographed, documented, and inspected before leaving the factory.
Manufacturing typically takes 8 to 14 weeks depending on project size and complexity.
Step 4: Site Preparation (Concurrent)
This is where modular construction creates its biggest time advantage. While modules are being manufactured in the factory, your building team prepares the site: excavation, foundations, underground services, site access, and crane pad preparation.

Step 5: Transport and Delivery

Step 6: On-Site Installation
Installation day is when the project comes together visibly. Modules are craned off transport and placed onto prepared foundations. A typical installation sequence for a commercial project takes one to five days for the modules to be placed and structurally connected.
After module placement, your building team handles: module-to-module structural connections, services tie-in (electrical, plumbing, fire), external cladding and roofing completion, external works, and any site-specific finishing requirements.

Step 7: Completion and Handover
