Builder Scope on a Modular Project: What You Price and What You Don’t 2026

The question we get most from builders considering a modular supplier is the simplest one: what do I actually have to price. Here is the real scope split on an EcoPrestige project, stage by stage, so a builder can quote accurately instead of guessing at interfaces.

What the builder prices

  • Site works and foundations. Bored piers, SHS steel posts, civil works, and the sewer, stormwater and water risers. Most projects use a subfloor system with roughly 400mm clearance under the modules for service connections, with the steel posts bolted or welded to the modular frame.
  • Modular installation. Crane lift and rigging, placing and aligning the modules, and completing the structural fixings. This can run either way: a builder-engaged crane and rigging crew, or EcoPrestige’s own installation team, priced and confirmed upfront either way.
  • Services connections. Connecting plumbing to the risers, installing a wall-mounted hot water unit, connecting the electrical mains, and the final stormwater and sewer connections. Split system air conditioning is pre-installed and pre-roughed in the module; only the external unit connection happens on site.
  • Roofing, where required. Small spans with limited modules typically need no structural roof at all, the roof fall is built into the modules and gutters clip on externally. Larger spans across multiple modules need a non-structural roof only, no propping, no structural framing, and no scaffold in most cases.
  • Minor finishing at module junctions. EcoPrestige supplies the internal flooring infill, external cladding infill and matching touch-up paint at every module join. The builder’s scope here is minor finishing only, not a full cladding trade.
  • Fire and compliance on commercial projects. Fire services are roughed in and fitted out within the modules. The builder prices the local fire system connection and final certification through a fire consultant.

What the builder does not need to price

Structural slabs, inter-level concrete floors, structural roof framing, full rough-in and fit-off, internal finishes, external cladding, window installation, extensive scaffolding, and weather-dependent sequencing all sit inside the module, finished in the factory before delivery. Residential projects follow the same scope split, with hardscape and landscaping scoped to the client’s expectations.

Why this matters for a builder’s tender

A builder pricing a modular project against this scope split is pricing a smaller, more predictable job: faster programs, easier pricing, reduced site labour, less coordination, lower weather risk. EcoPrestige does not replace the builder. The modules arrive fully completed so the builder’s team can focus on site works, connections and overall project delivery rather than the full complexity of a traditional build.

FAQ

Does the builder or EcoPrestige handle the crane and installation?
Either. Installation is priced both ways, a builder-engaged crane and rigging crew, or EcoPrestige’s own installation team, confirmed upfront as part of the tender scope.

What finishing work is left at the module joins?
Minor only. EcoPrestige supplies the flooring infill, external cladding infill and matching paint at every junction, so the builder is not pricing a full cladding trade.

Who prices the fire system on a commercial project?
EcoPrestige roughs in and fits out fire services inside the module. The builder prices the local connection and final certification through a fire consultant.

Does this scope split differ between residential and commercial?
The core split is the same. Hardscape and landscaping scope on residential projects is set by client expectations rather than a fixed rule.
