Most modular suppliers hand a builder a module specification and leave the consultant coordination to someone else. EcoPrestige briefs each consultant directly, because a structural engineer, a building surveyor and a town planner who are each working from their own interpretation of a modular scope is how a project loses weeks to clarification emails. This is what is actually in an EcoPrestige consultant brief, and why it changes how fast a project moves through documentation.
Why a brief, not just a drawing set
A drawing set tells a consultant what the building looks like. It does not tell them what decision is already made, what decision is theirs to make, what information they still need from the client, and what is explicitly outside their scope. Without that framing, a consultant spends the first round of their own engagement figuring out the scope boundary instead of doing the work inside it. A brief removes that step before it starts.
What a consultant brief covers
- What we are asking for. A plain statement of the deliverable this consultant is engaged to produce, matched to the project’s stage, before or during planning, planning permit already issued, or building documentation.
- The project at a glance. Building class, module count, site address, supply value band, and which ECI stage the project is in.
- Already done for you. What EcoPrestige has already resolved, the module grid, floor level solution, factory and site interface, so the consultant is not re-deriving information that already exists.
- Your scope. The specific deliverable this discipline owns, structural certification, building surveyor documentation, or town planning lodgement.
- Decisions we need from you. The open items only this consultant can resolve, stated as questions, not left implicit.
- Not in your scope. What this consultant is explicitly not being asked to do, so their fee proposal and their liability are both scoped correctly from the start.
Each brief is issued with its own transmittal, alongside the coordinated drawing set, module set-out and join types, elevations, sections, bearing points and preliminary loads, and a services connection point schedule, so the consultant has both the instruction and the information in the same package.
What this changes for a builder or developer carrying the consultant team
A consultant who receives a scoped brief with the decisions already isolated typically returns a fee proposal and a programme faster, because they are not quoting on an open-ended coordination task. It also reduces the single biggest cause of documentation delay on a modular project, a consultant discovering mid-engagement that a decision they assumed was theirs was actually already made, or vice versa.
This is issued as part of our ECI Stage 2 service, one coordinated issue plus two rounds of revisions to the modular design and one round for the building surveyor, at the fee band matched to the project’s supply value.
FAQ
Does EcoPrestige engage the consultants directly, or brief the client’s own team?
We brief the client’s own consultants. The client holds the contractual relationship with each consultant; we supply the coordinated technical information and the scope-defining brief each one needs.
How many consultants typically receive a brief on one project?
Usually three: structural engineer, building surveyor, and town planner. A landscape designer or a specialist certifier is added where the project needs one.
Who pays the consultants’ own fees?
The client, direct to each consultant. The EcoPrestige fee covers producing the coordinated drawing set and the briefs themselves, not the consultants’ own certification or review fees.
What happens if a consultant needs more than the stated rounds of revision?
Further rounds beyond those stated in the fee are scoped and quoted separately, so the project is never caught by an open-ended revision cycle.
