Tasmania has drafted a change to lift the secondary residence (granny flat) limit from 60 m2 to 90 m2 of gross floor area. The draft is State Planning Provisions Amendment 01/2026. It has been prepared, but the Tasmanian Planning Commission’s public consultation has not yet started, so the 60 m2 limit still applies today.*
Where the amendment stands
- The Minister issued the Terms of Reference in 2026.
- The draft amendment has been prepared under section 30D of the Land Use Planning and Approvals Act 1993.
- Next: advice from councils, State agencies and the Commission, then public consultation, then a decision.
- The State Planning Office expects the project to finish in the second half of 2026. No start date has been set.
What applies today
Under the Tasmanian Planning Scheme, a secondary residence is limited to 60 m2 of gross floor area, with the other conditions in the State Planning Provisions and your zone. A building permit or the required building approval still applies. Your council confirms the planning position for your lot.
What 90 m2 would allow
At 60 m2 most secondary residences are one bedroom. At 90 m2 a two bedroom home with a separate living area fits, which makes a granny flat workable for a family member, a carer or a long-term tenant.
Who designs it
In Tasmania, design work must be carried out by a licensed building designer or another licensed design practitioner. EcoPrestige supplies the modules: As the manufacturer, EcoPrestige is responsible for every module: built and inspected in an offsite factory to Australian engineering and QA, then delivered to site. Your licensed designer sets the layout, and the modules are sized to it and to the floor area rule in force when you lodge. See who can design a granny flat in Tasmania.
